Horizon Management Services (“Horizon,” “we,” “us,” or “our”) operates horizonapartmenthomes.com (the “Site”). When you fill out a contact form, request a tour, join a waitlist, apply for an apartment, or contact us by phone or email, we may collect your name, email address, phone number, mailing address, the community you are interested in, your desired move in date, and any other details you choose to share.
Information collected automatically. When you visit the Site, we and our service providers automatically collect certain information from your browser or device, including your IP address, browser type, operating system, device type, referring website, pages viewed, time spent on pages, links clicked, and approximate location based on IP address. This information is collected using cookies, pixels, tags, and similar technologies.
Information from third parties. If you apply for an apartment or use the resident portal, that process is handled by our leasing and property management software provider. Information you submit there is governed by that provider’s privacy policy as well as ours.

We use the information we collect to:
Respond to your inquiries, schedule tours, and process applications
Communicate with you about apartment availability, pricing, promotions, and community news
Operate, maintain, and improve the Site

3. Cookies, Analytics, and Advertising
We use cookies and similar technologies to operate the Site, remember your preferences, analyze traffic, and show you relevant ads.
Google Analytics. We use Google Analytics to understand how visitors use the Site. This means Google and other third party vendors may use cookies to show you ads for Horizon communities on websites across the internet based on your prior visits to the Site. Google may also combine information from your visit with other data to serve ads. You can opt out of personalized advertising from Google by visiting Google Ads Settings at adssettings.google.com. You can opt out of many third party vendors’ use of cookies for personalized advertising by visiting the Digital Advertising Alliance at optout.aboutads.info or the Network Advertising Initiative at optout.networkadvertising.org.
Google Tag Manager. We use Google Tag Manager to manage the analytics and advertising tags on the Site.
Social media. We may use advertising and measurement tools from social media platforms such as Facebook (Meta). These tools may collect information about your visit to help us reach people who are likely to be interested in our communities. You can manage ad preferences in your account settings on those platforms.
Managing cookies. Most browsers let you refuse or delete cookies through your settings. If you disable cookies, some parts of the Site may not work properly.
Do Not Track. The Site does not currently respond to Do Not Track browser signals.

5. Your Choices
Email. You can unsubscribe from marketing emails by clicking the unsubscribe link in any message or by contacting us using the information below.
Text messages. If you opt in to text messages, you can reply STOP at any time to stop receiving them.
Advertising. See Section 3 for how to opt out of personalized advertising and analytics.
Access and correction. You may request access to, correction of, or deletion of the personal information we hold about you by contacting us. We will respond as required by applicable law. Some information must be kept for legal, leasing, or fair housing compliance purposes.
6. Data Security
We use reasonable administrative, technical, and physical safeguards to protect your information. No method of transmission over the internet or electronic storage is completely secure, so we cannot guarantee absolute security.
7. Data Retention
We keep your information for as long as needed to fulfill the purposes described in this Privacy Policy, to comply with legal and fair housing recordkeeping requirements, and to resolve disputes.
8. Children’s Privacy
The Site is not directed to children under 13, and we do not knowingly collect personal information from children under 13. If you believe a child has provided us with personal information, contact us and we will delete it.

The Site contains links to third party websites, including online application and resident portal pages. We are not responsible for the privacy practices of those websites. Please review their privacy policies before providing any information.
10. Fair Housing
Horizon is an Equal Housing Opportunity provider. We do not use the information we collect to discriminate on the basis of race, color, religion, sex, national origin, familial status, disability, or any other protected class under federal, state, or local law.
11. Changes to This Privacy Policy
We may update this Privacy Policy from time to time. When we do, we will revise the effective date at the top of this page. Your continued use of the Site after changes are posted means you accept the updated policy.
